Not every moat on this page is what the word suggests. Some are genuinely filled with water year-round; others are dry and planted as a sunken garden, and some sit somewhere in between, partly silted after years without dredging. Listing copy does not reliably distinguish between the three, so it is worth asking directly, and — if you can manage it — viewing in winter as well as summer, when the water level tells you more than a summer photograph ever will.

The question that actually matters is not whether the moat has water but whether it is managed. A moat with a stable water level and functioning drainage sits alongside the building without causing it harm; a blocked or leaking one holding water against the foundations is a structural problem in slow motion, and the difference is not something you can see on a single viewing. This is a question for a surveyor, not for the estate agent.

Ongoing maintenance is real but manageable: periodic dredging, bank management, and keeping inlets and outlets clear. Where the moat draws from a natural watercourse, it may also fall under local water regulations, which can require formal consent even for work that would otherwise count as routine upkeep.
