Buyer's guide
A castle described as having a vineyard is not always what it seems, which is why this page filters out properties where "vineyard" is scenery rather than an asset — a view over a neighbour's vines does not make a property a wine estate, and the listings here are chosen to exclude that case. What remains are properties where the vines belong to the land being sold.
Ownership of the vines is not the same as the right to make and sell wine from them. Planting rights, appellation registration and the winery licence are legally separate from the land itself and do not automatically transfer with a sale, and in a recognised appellation those rights alone can represent a meaningful share of the property's value. Confirm in writing exactly what is included before valuing the vineyard as part of the purchase.
Commercial production is not a requirement of ownership. Below roughly two to three hectares, once equipment and labour are accounted for, most vineyards operate at domestic or hobby scale regardless of the appellation; viability at commercial scale depends far more on the age of the vines, the appellation and existing distribution than on the area alone. Buyers who want the land without the business commonly lease the vines to a neighbouring producer — worth checking the terms of any existing tenancy first, since agricultural leases can be long and difficult to end.

Not automatically. Planting rights, appellation registration and the winery licence are separate from the land itself and do not always transfer with it. In appellation areas these rights can represent a significant share of the value, so confirm in writing what is actually being sold.

Usually, yes. Leasing the vines to a neighbouring producer is common and keeps the land in production without your running a business. Do check the terms of any existing tenancy before purchase, since agricultural leases can be long and hard to end.
